With the UK preparing to get back in to the race, it is anticipated that working hours are set to be even longer than before, whilst businesses sectors try and recoup lost time and revenue that COVID-19 has brought across all industries.
Onboarding
To fully complete the process of becoming a new client, several steps need to be taken, including the most time consuming; which is the completion of the client protocol forms. These are an essential and integral part of the process and ensuring that we as your legal advisors have the necessary and detailed information to be able to act in your best interests and exceed your expectations in the transaction.
The protocol forms range from 24 – 42 pages (depending on whether the property being sold is freehold or leasehold), and it is paramount that clients take the time to read, review, answer the questions fully, returning them to us as soon as possible in order to enable us to review and ensure that all points have been adequately responded too.
In a buoyant seller’s market, buyers who are left sitting around waiting for documents to be returned by the seller can result in an increase in agents arranging potential other interested parties viewing the property, higher or other offers being received.
In a Buyer’s market this can spell disaster for the speed of a potential transaction that was due to progress as it gives Buyers time to look at other listings, and possibly find an alternative property to invest time and money, being Sale Ready really should be a general requirement once we are out of lockdown to ensure that all parties are motivated towards progressing with speed.
Sale ready
Being sale ready means that once you have accepted an offer on your property, you are ready to issue a full legal contract pack to the buyer and the buyers lawyers without any unnecessary delays, which in turn means you are ready to progress full steam ahead and show a willingness and ability to work towards a quick and speedy exchange date securing your sale!
Our job
Whilst preparing the protocol forms is an integral part requiring a client’s input, our property team then take the time to review all the documents provided in detail, ensuring that we have obtained replies to all the questions relevant and necessary to the transaction.
Again, this step in the process enables any buyer and the buyer's lawyers to review the documents without delay together with any anticipated replies provided by us. In some cases, from the point in time when the documents are issued, all the buyer is required to do to progress to exchange is secure a mortgage offer and received search results, as the rest of the documents will already have been prepared, checked and will be acceptable to most buyers, hence no delays in the progress of the sale.
Finding the time
